MINIMUM STAY
We generally have a 3-night minimum for weekend stays which we find gives you the best possible experience even if leaving very early on the final morning.
Occasionally you may find 1 or 2-night stays available when there are gaps between regular bookings.

BOOKING CONFIRMATION
In order to confirm your reservation, we require that you digitally sign our basic guest agreement (easy even on a mobile phone) as well as complete our ID verification (also easily executed even on a mobile phone) through our verification partner, Superhog.
You will receive links to complete these items via email upon booking.

SUPPLY SHOP
All Catskills bookings receive a credit to our Supply Shop.
This includes free delivery of your items to your property before your stay, if you place your order 48 hours before check-in.
After the 48 hour window, you can still get free delivery during your stay for any orders of $100 or more.
We stock high quality natural, sustainable, and local (when possible) beverages, food, and gifts that are representative of many unique and passionate creators/business owners.

CANCELLATIONS
More than 30 days before arrival:
- 100% refund (less $75 fee), or
- 100% credit to use within 1 year for a future stay at the same property.
More than 7 days before arrival:
- 50% refund (less $75 fee) , or
- 50% credit to use within 1 year for a future stay at the same property.
Within 7 days of arrival there is no refund. Please consider purchasing travel insurance from Insurestays during checkout.

TRAVEL INSURANCE
For extra convenience we offer travel insurance through Insurestays which can be purchased alongside your booking for an additional 7%.

The space
This stunning and highly coveted architect-designed home gives you the perfect home base for Catskills activities or just sitting back and enjoying the view.
A gorgeous cedar hot tub, an impressive record collection, Samsung Frame TV, and lots of cozy seating options give you plenty of ways to connect with people you care about in a natural setting.
Speedy WiFi and a dedicated workout room with Pelaton bike help make sure you can work when you want to.
Dwellings
The property consists of 2 separate dwellings–the Main House and the Guest House. The properties are separated by a bluestone path, providing privacy between groups.
BEDS
Main House
The Main House has one upstairs bedroom with a king-sized bed and en suite bathroom and one downstairs bedroom with a queen bed adjacent to the listening room, an additional bathroom with bathtub, and outdoor hot tub access.
Guesthouse
The Guesthouse has two bedrooms each with a queen-sized bed and en suite bathroom, separated by a common living room with a wood-burning fireplace and kitchenette.
All beds feature pressed and professionally laundered Parachute linens.
All bathrooms feature Grown Alchemist body products.
KITCHEN
The kitchen is well appointed with a Miele dishwasher, 5-burner propane stove, Joule sous vide, a Nespresso machine, Fellow kettle, grinder and Chemex pour-over setup, and an outdoor propane grill.
The kitchen is open to the living area, creating a comfortable open space for lounging, cooking, reading, and dining. This room also connects to the balcony deck with outdoor lounge seating.
wood-burning Fireplaces
Both the Main House and Guesthouse have the same style wood-burning fireplaces. The property is stocked with firewood for your use. Please note that the fireplaces do not have guards so be cautious with children.
AIR CONDITIONing
The first floor in the Main House has central air, controlled via Nest thermostats on the wall. There are also split-unit air conditioners downstairs and in the Guesthouse which are controlled via display screens in each room.
GETTING TO THE house
Duet House is located just over 2 hours from the George Washington Bridge and is a great jumping-off point for Catskills activities like hiking (we're about 10 minutes from Vernooy Kill Falls) and of course eating (Inness, Westwind Orchard, Arrowood Farm, and Butterfield are all around a 20-minute drive). Or just cozy up and enjoy the view.
The home is located within a private residential community. The private roads within the community are a great place to walk, run or bike without a lot of car traffic.
Please respect the 25mph speed limit as well as the privacy and quiet enjoyment of neighboring homes.
Access
Guests will have access to the Main House and immediate surrounding property (please check the property map to confirm property boundaries if exploring the grounds).
House Rules
We love animals, but unfortunately, we are not able to accommodate them.
Only guests listed on your reservation may enter the property unless otherwise agreed and arranged.
No smoking indoors or on the wood decks and balconies.
Children are welcome, however, fireplaces, stairs, and outlets do not have guards. Guests are responsible for the safety of their own children.
